Since moving into our 1918 house back in 2007, we’ve taken on numerous projects inside and out. We spent over a year on the main renovation with included gutting the old house and building an addition with kitchen, dining, family and mud rooms. After the big renovation, we tackled sections of the garden each season. With each project, our budget became, shall we say, tighter ๐
When it came time to renovate our basement, Tom gave me a crazy budget and a crazier deadline: finish it by next month! Not quite but something close. Oh, one more thing: Tom wanted it to be his man cave for watching sports (gross!). But I have my mini conservatory to grow topiaries, so that’s cool. You should know that our basement has low ceilings with tricky ductwork everywhere and, unfortunately, only one window. So no natural light, which is perfect for watching TV.
Here’s what I (with help from contractors, of course) did:
-Gutted the entire space.
-Had the ductwork, pipes and wiring consolidated.
-Designed one open sitting room with big TV and kitchenette.
-Created a guestroom with ample closets.
-Enlarged the half bath to full bath.
-Finished the furnace room, walk-in closet, and workshop with washer and dryer for doggie towels. (We have our own washer and dryer upstairs.)
And here is our sitting / TV room all finished. It needed to be casual and comfy. Due to the lack of sunlight, a palette of whites and grays would’ve been dreary. Instead I went with warm taupes, browns, beiges, tans and blues. I designed a custom built-in for the TV – it also conceals HVAC ductwork. I did splurge on the TV and built-in, but it’s money went spent. Walls, trim and built-in are all painted the same color for a seamless effect. Walls are Benjamin Moore 75% Edgecomb Gray (HC-173) flat finish. Trim and built-in are in Satin Impervo low lustre paint.
My awesome friend Meredith gave me this beautiful clubchair from Edward Ferrell. Many thanks, Meredith!!! Someday I’ll share her drop dead GORGEOUS home on the blog. Bird pillow is from Pottery Barn and teal one is from Crate and Barrel.
I took the stiffness out of the boxy sectional by having it slipcovered in a (brown) linen fabric. I wanted tailored lines but with wrinkles and crinkles. The linen paisley fabric on these pillows is Chamba from Peter Fasano.
Antique baluster lamp is from Tone on Tone. Guess where I found the side table and painting? Go ahead!
Side table came from World Market. Painting from HomeGoods ๐ Throw in a few antiques and custom pieces and those big box store finds look rather special.
Why have a kitchen in the basement? Well, for snacks during TV shows, and for our guests staying in the bedroom. Cabinet doors are overlay (as opposed to inset) because they are budget friendly.
I had so much fun designing this 72″ kitchen as well as hunting down the apartment sized appliances – mostly European due to compact size requirements. See sources at the end of this post. Many thanks to Appliance Builders Wholesalers (ABW) in Silver Spring, MD. Steve Scarborough at ABW was terrific – very friendly and knowledgeable.
Counter top is Absolute Black granite. I designed the backsplash to look like a raised gallery found on furniture. Notice the freestanding endpiece and the bracket detail.
Since this is an old house, storage space is limited. Therefore I carved out little niches in walls and even utilized the space under the staircase for the microwave, fridge, etc.
Currently my oversized ironstone pieces are stored here – soon going to our shop.

I have never gutted anything and started over. I would have attempted to work with what was there, out of sheer intimidation.
To a small degree, regret not buying the home across the street, with the walkout basement. I love our home,however…but window wells are downright depressing!

Hello Loi, Most people think of a finished basement, however nice, in stereotypical terms, as witness the before photos. You succeeded by treating it like other spaces, considering the various needs and combining them with the space's features and limitations, and with an overall design plan. Also, your light color palette works especially well here, as below-grade rooms are dim to begin with, and need brightening and cheering up. By the way, I love that bakery pan!

Loi, if you hadn't mentioned that it was a basement, no one would have guessed! This space has undergone such a spectacular renovation, there is, literally, no sign of the 'before', but only the sleek and lovely 'after'! I love the scroll work on the staircase and it would take me days before I went up those steps again, feeling too comfy where I was. Thanks for sharing all your brilliance!

I tried blue cabinetry for the first time and have been so thrilled with it. I even made an orange lacquer bar tray…the opposite of tone on tone!
I especially love your backsplash on the kitchenette piece. I so wish I would have thought to do the guard piece by my sink. I routinely have apples, potatoes, and onions roll off.

This basement is wonderful. What a great job you did. I love how you maximized space with the wall niches. I've always liked the character they add to a room. That painting was something I zeroed it as soon as the first image of it…hard to believe it was from Home Goods. It really adds to the overall living space. Wonderful man cave, Tom must be thrilled, you're so right with the decision of more putty and taupes because without a natural abundance of light whites and greys are a cool fright!!! Now the Art Deco garden gate has me lusting and the honed absolute black granite has splendid detail.

Wow, Loi, you transformed it so beautifully! The little kitchen is stunning. LOVE the art deco piece and baking tin, they make the space so special as well as the granite detail. Love the built in too. I used the same end table in a condo I recently staged for a family member, thank goodness for World Market and Homegoods. Also used a painting similar to yours that helped us with a color palette. Your new basement is perfect, Tom will enjoy a cozy winter down there, we have sports tv issues in our house too!

I've had basement renovations on the brain myself lately so this is very well timed and incredibly inspirational. Did you talk about the floors at all? If you did, I must have missed it. What did you do there? Such a problem … budget flooring in a basement.
Thanks for asking about the flooring. After removing the carpet, we found concrete (uneven, busted, etc). So we patched and tiled over it with Home Depot Travertine-ish ceramic tiles.

OK LOI, you are genius. Your before photos are reminiscent of my own basement, with the honey colored wood paneling. Our basement is just a utilitarian spot for laundry and working out, so we'll never renovate it, but to see what you did here is really indicative of your genius. The lighter walls are such a great solution to what could be a gloomy feel, and the addition of the pops of color really warm up the place. You Home Goods finds are the perfect items with a little support from finer pieces. It all comes together so beautifully, and I'm sure Tom appreciates his MAN CAVE!!!!!

WOW the before and after are mind blowing! We have a below ground basement with few windows so I appreciate your advice on color scheme. to keep it light and bright. The garden panel and the skinny fridge are my favorite elements!

Love it! We also gutted and refinished the basement recently in our old home. We also only have windows on one wall of our living room/men watching sports space. Like you, I used a brown sectional sofa and taupe walls, but I could have cried when I read that you found your landscape art at Home Goods; I way overpaid for mine at a local art gallery, and it looks very similar! Have pinned your kitchenette pics for future use when we tackle our carriage house — we need to redo the nasty kitchenette out there and yours looks perfect!

Oh yes, what a place to hibernate in it warmth and beauty during the winter months when less entertaining takes place outside. Movie nights are a perfect place to entertain, and the hidden appliances under the stair well is was a smart design move saving space and using wasted space for the better.
Love the kitchenette, an important move to popping popcorn, snacks as you say, and light cooking, and heating up left overs. Cold drinks a must and warm drinks if desired.
Your finds show you to be a bigger designer in a world of creativity, where using pieces that don't have to cost a fortune making change down the line quilt free.
Love the mix of woods, iron, and textiles, you my friend are fearless in designing, taking on a budget design move and creating a high-end showroom that compares to none other in its realm.

I have a question. The edging on the countertop; do you find it stable? We are doing a small bathroom re-do and I have talked to two installers who never heard of that type edging. So them they proceed to say it wouldn't be very stable. I have seen this style of side edging foe a countertop before and find it charming and it would so add an unexpected element of design to a rather featureless bathroom. So… What is your advice.

I love your work. I saw in one of your posts that you did the trim and doors in White Dove at 75%. Can you tell me how that changes the look of the color? I know it's lightened by 25% but how does the color change specifically? For example, does it bring out the grey a bit more or just soften a bit more in general? Any information you can provide would be greatly appreciated. Thank you.
